S2a Modular Llc, based in Murrieta, California, is a early-stage modular provider planning to be the electrically self-sustaining, custom luxury homes, offering 35 + custom predesigned floorplans. S2A Modular was founded by John Rowland in 2018, who worked as a general contractor for three decades before founding S2A Modular to build net positive homes at scale. S²A Modular has four one-of-a-kind 100,000-plus sq./ft. MegaFactories under construction in Patterson, Calilifornia; Waco, Texas; Macclenny, Florida; Sheboygan, Wisconsin, with expected openings in 2022-2023. The factories will allow all the same work that traditionally would have been completed outside in the elements, to be completed in dedicated work pods in an air-conditioned and better controlled environment to elevate build quality. S²A’s rapid expansion plan is to build a total of 35 MegaFactories across the nation, building 2,000 units per year from each factory - so 35,000 and 70,000 homes per year around 2025. S²A is engaging cities and municipalities with designated business development programs designed to incentivize and streamline the process for growing companies.  The company is also in the process of developing a community of 55+ people in Lake Elsinore, California called Bahia Village, expected to be the first of many, as well as a collection of additional housing units known as LuxMods.
