The Benefits and Challenges of Modular Construction

While the construction process continues to follow the trend of off-site construction due to its many benefits in saving time, money, and waste, there are still certain challenges a developer faces in ‘going modular’. Some of the risks include limited expertise in modular construction design and implementation, financing/building off-site collateral, and effectively collaborating across a fragmented industry. While there are some unique differences compared to conventional construction, there are ways to mitigate the challenges with creative problem solving and collaboration between the designers, capital providers, and construction team throughout the development process to help developers reap the many benefits of modular construction.
